BA190 BACnet/IP EdgeIO Controller – native BACnet/IP for building management systems. Automatic Modbus to BACnet conversion. Expandable I/O (1-3 slots). Local logic for standalone operation. Dual Ethernet with switch. -40°C to +85°C. Centralize HVAC, lighting, security, and elevator control.
One device replaces "DDC controller + I/O modules + gateway". Seamlessly integrate HVAC, lighting, security, elevators, plumbing into your BAS with standard BACnet/IP.
The BA190 is an industrial-grade BACnet/IP EdgeIO controller from BLIIOT, purpose-built for building automation, HVAC, and smart building systems. It integrates data acquisition, logic control, and remote management into one unit. Supporting 1–3 Y-series expansion slots, it allows flexible combination of digital, analog, temperature, serial, and pulse modules to manage HVAC, lighting, security, access control, elevators, and plumbing — all under unified control.
The controller features electrical isolation, passes EMC/EMI tests and -45°C~80°C validation, includes a hardware watchdog, and is fully compliant with BACnet international standards. It can directly connect to major BMS platforms such as Honeywell, Siemens, and Johnson Controls, making it a high-reliability, easy-to-deploy edge solution for smart buildings.

Why BACnet/IP?
BACnet is the international standard communication protocol for building automation and HVAC (ASHRAE/ANSI 135), natively supported by all major BAS vendors. For smart buildings, BACnet offers irreplaceable advantages:
Traditional Non‑standard Protocol Pain Points
BACnet Advantages
Devices from different vendors cannot interoperate
Native BACnet/IP, direct connection to BAS – no intermediate devices
Complex commissioning, reliant on vendor software
Standard EDS / object model, supported by mainstream engineering tools (CCT, Workstation, etc.)
Difficult future expansion
Plug‑and‑play, auto‑discovery, easy to add points
🔄 BA190 converts field signals (temperature, CO₂, pressure, valve control, fan status) into standard BACnet objects – directly monitored and controlled by any BACnet‑compatible BMS.

Application Case: Central AHU Control in Office Building
Background: A large office building used a traditional DDC controller + discrete I/O system to manage 12 AHUs (Air Handling Units). During summer peak cooling, technicians had to manually adjust water valve opening and fan frequency multiple times per week. Remote monitoring was impossible. The aging DDC system made spare parts scarce and maintenance expensive.
✅ Retrofit with BA190
Replaced DDC + I/O modules with BA190, retaining all existing sensors and actuators.
BA190 acquires: AI (return/supply air temperature, CO₂), DI (filter differential pressure switch, fire damper status), AO (0‑10V water valve actuator, VFD frequency command).
Built‑in web configuration implements local energy logic:
Return air temp > setpoint +0.5°C → water valve open +5%
BA190 exposes all data as standard BACnet objects (AI, AO, DI, DO, AV) to the building’s existing BAS (Honeywell), enabling unified monitoring and control.
Engineers use BLRAT remote tool to adjust temperature setpoints, time schedules, and PID parameters from the office – no roof access needed.
▪ Energy efficiency: dependent on manual experience, high consumption
▪ System openness: closed, difficult to expand
▪ Remote support: none
📈 After Retrofit
▪ Single BA190 + standard BACnet/IP
▪ Remote parameter changes, no site visit needed
▪ Auto PID regulation, annual energy saving >15%
▪ Standard BACnet, can interface with any BAS
▪ Full remote O&M support (BLRAT)
Conclusion: BA190 not only simplifies AHU control architecture but also enables remote maintenance and energy optimization, saving over 30,000 RMB annually in labor and electricity costs for the building (per AHU).
